There's something rather fitting about the Coney Island sideshow setting of "Love Never Dies," Andrew Lloyd Webber's much-anticipated sequel to "The Phantom of the Opera." Its haunting melodies and lavish production values certainly conjure up all the mystery and mayhem of a summer boardwalk. But, alas, the magic is fleeting.

How Nashville's honky-tonk barons created an empire

Take for instance Acme Feed & Seed, where restaurateur Tom Morales and partners invested $6 million to rehab the historic building on the corner of Broadway and First Avenue. Four years after opening, Acme is making nearly $20 million a year in revenue with 25,000 customers a week.

...firm Corner Partners and set their sights on the 26,000-square-foot building at 322 Broadway. On the nearby courthouse steps, Bloom’s partner won an auction to buy the place...

Last year, Alpha Development LLC paid $10 million for The Valentine bar building at 312 Broadway, double what the seller paid just 2½ years prior.

...record for the highest total paid for retail property on the street when it bought 305-311 Broadway for $32 million. That building is being renovated for a Jason Aldean-branded honky-tonk...

In 2016, country music superstar Alan Jackson paid a record $925 per square foot for the building at 421 Broadway where he now operates AJ’s Good Time Bar.

How Nashville's honky-tonk barons created an empire
Steve Smith got into the honky-tonk business in the early 1990s when he and a partner purchased Nashville's venerable Tootsie's Orchid Lounge for less than $10,000, despite warnings that crime-ridden Lower Broadway was going nowhere. Smith, who in the early years did everything from stocking Tootsie's bar to working the door, is now one of Lower Broadway's honky-tonk barons.
